Online check-in

Online check-in for short-term rentals in Italy

With Maurice, guests check in online from a link before they travel: arrival time, guest details, photos of their IDs, house rules and payments. Maurice collects and checks the documents and gets the data ready for Alloggiati Web, and the access instructions go out automatically on arrival day, once every step is complete.

  • No app or account for guests
  • ID documents collected and checked
  • Tourist tax and extras paid by card
  • Access instructions sent on completion

Today

A complete check-in, before the guest arrives

Every step you now juggle across messages, photos and cash, gathered on one page in the guest’s language.

Arrival time

Guests tell you when they expect to arrive, so you know when to expect them and can plan cleaning and welcome without chasing anyone.

Every guest’s details

Personal details and ID documents for the party, collected in the format needed for Italy’s Alloggiati Web police registration and ISTAT statistics.

IDs checked for you

The guest uploads a photo of the document and Maurice collects and checks it. Nothing to retype by hand.

House rules

House rules are a step of the check-in: guests see them before they travel, not when they’re already standing at the door.

Payments inside check-in

Tourist tax and paid extras are paid by card, with secure payments that go straight to you before the guest even arrives.

Access at the right moment

The door code and Wi-Fi are released on arrival day, from your check-in time, as soon as every step has been completed.

How online check-in works with Maurice

  1. 01

    The booking comes in

Bookings from Airbnb, Booking.com and other platforms arrive in Maurice automatically, with or without a PMS or channel manager, and our team sets it up with you in minutes. See the PMS and channel manager integrations.

  2. 02

    The guest gets the link

Every guest receives the check-in link with the booking messages, and our team helps you set it up. It opens in the browser: no app, no sign-up.

  3. 03

    They complete the steps

Arrival time, guest details, ID photos, house rules and payments. If they’re unsure about anything, they ask in the chat and Maurice replies in their language.

  4. 04

The data is filed for you

Once the data is complete, Maurice sends the registrations through Alloggiati Web automation and the ISTAT data to your region’s portal, such as Ross1000.

  5. 05

    Access instructions on arrival day

From your check-in time, a guest who has completed everything receives the door code and Wi-Fi. If a step is missing, the instructions stay locked until it’s done.

Guest identification and self check-in in Italy

Collecting IDs online is not always the same as identifying the guest. A circular from Italy’s Ministry of the Interior dated 18 November 2024 asks hosts to identify guests in person; the Lazio administrative court (TAR) annulled it, then the Council of State reinstated it in 2025. The picture is still evolving, so check with your local Questura before relying on self check-in alone, and read our guide to self check-in rules in Italy.

That’s why Maurice’s check-in includes an optional identity confirmation step: you, or someone on your team, confirm that each guest has been identified, in person or by video call. How you organise the welcome is up to you.

What changes for you and your guests

  • Fewer repetitive messages: guests find everything on one page and ask Maurice in the chat if they have questions. See 24/7 guest messaging.
  • Correct data first time: no blurry ID photos to decipher and retype into the police portal.
  • Tourist tax already collected: tourist tax collection happens inside the check-in, by card.
  • Extra revenue: offer paid extras such as early check-in or late check-out with upselling for short-term rentals.
  • Full visibility: the dashboard shows where each booking’s check-in stands.

Who it’s for

Maurice is built for properties in Italy: short-term rental apartments, holiday homes, B&Bs and hotels, from a single unit to hundreds. It suits owners who live abroad as much as local hosts, because nobody needs to be at the door to collect documents or cash. Hotels and B&Bs work the same way, with rooms instead of apartments: see online check-in for hotels and B&Bs and guesthouses. For the wider picture, read how to manage an Airbnb in Italy remotely.

Frequently asked questions

Do guests need an app for online check-in?

No. Maurice’s check-in opens from a link in the browser, on a phone or a computer, with no app and no account. Guests complete the steps whenever they like before arrival, and can come back to the same page during the stay to chat with Maurice in their own language.

Do I still have to retype guests’ ID details?

No. The guest takes a photo of their ID and uploads it, and Maurice collects and checks the document for you: name, date of birth, document type and number. The data is saved on the booking, ready for Alloggiati Web, with nothing to retype by hand.

How does guest identification work with online check-in?

Maurice collects and checks the documents; you confirm each guest’s identification from the dashboard, in person or by video call. A Ministry of the Interior circular asks for guests to be identified in person and, after the TAR annulled it, the Council of State reinstated it in 2025, so check with your local Questura how to handle your situation.

When does the guest receive the door code?

On arrival day, from the check-in time you’ve set, once they’ve completed every step: details, documents, house rules and any required payments. Until then, the instructions stay locked. The code is text you enter, so it works for a keypad, a key box or any written instructions.

Does it work with Airbnb and Booking.com bookings?

Yes. Airbnb and Booking.com bookings arrive in Maurice automatically, through your PMS (for example Smoobu, Beds24, Lodgify, Hostaway or Guesty) or even without one, and our team sets it up with you in minutes. Every guest then receives the check-in link with the booking messages.

Can I ask for other documents, such as a residence permit?

Yes. You can add a custom upload to the check-in, such as a residence permit, a contract or another document, which you then review yourself. It’s particularly useful for transitional rentals to students and workers: the details are on our page about mid-term rentals.
